Residential Listing Exclude From Internet Information
In this guide, we will show you how to exclude listings from being shared on internet websites and only display in the MLS system. We will also go over what is allowed for information removal.

Listing distribution via the internet
CRMLS distributes listings you input into your MLS system to a selection of internet websites. These include the websites of other CRMLS brokers and agents as well as broader presence sites like Realtor.com. Please click here for Listing Distribution information.
If your seller directs you to display their property listing only in your MLS system so that no other websites display the seller's property, you can go into any listing in a non-finalized status (Active, Coming Soon, Active Under Contract, Hold, or Pending) and select No to Internet.
Things to be aware of
Before selecting No to Internet, you must obtain written authorization confirming the seller's decision to do so. This authorization is for your records and does not need to be submitted to the MLS.
Note that if you do switch your listing to No Internet, that listing will not appear in any records of your current or past sales activity that appear on websites or portals.
Removing information from live listings
Removing information in your listing can have the same effect as selecting No Internet. While a listing is in a non-finalized status, such as Active or Coming Soon, etc., removing information, such as photographs, is allowed. Information that you remove from a listing will then not be available for websites to display, as it will no longer be part of the data feed CRMLS sends out.
For example, if your seller directs you to remove interior photos of a property before closing, you can do so. (Remember: per CRMLS Rules, your listing must include at least one compliant exterior photo.)
Even so, keep in mind that changes you make to a listing after you've pushed it "live" may not be reflected right away on websites or portals, depending on how often those sites refresh their data from the CRMLS system. If you're having trouble with a website displaying data you've removed from the CRMLS system, we recommend you contact that website directly.
Removing information from finalized listings
If your listing is in a finalized status (Closed, Leased, Cancelled, or Expired), you will not be able to go in and select No Internet on your own. Instead, you'll need to reach out to your Association or Board or the CRMLS Compliance Department at compliance@crmls.org to make the change.
Importantly, once the listing goes to a finalized status , pursuant to CRMLS Rule 11.8 and California law, making changes to the listing (including the removal of photos) is not allowed. Websites will continue to display listing information as it appears in the MLS system.
Your only option to prevent the listing information from going out to websites at that point is to switch the listing to No Internet.
Switching listings to "No Internet" in the Flex system

The options to include or exclude a listing from the internet are located under the Broker Distribution, in the Seller Opt Out section.
Seller Directs Listing to be Excluded from Internet
Checking the box states the seller does not allow the listing to be displayed on Internet sites.
Seller Directs Address to be Excluded from Internet
Checking the box states the seller does not allow the listing address to be displayed on Internet sites.
Seller Directs Listing to Not Be Used in AVMs on Internet (AVM = Automated Valuation Display)
Checking the box states the seller does not allow the listing to be displayed with an AVM (automated valuation model) on Internet sites.
Seller Directs Listing to Not Allow Comments on Internet
Checking the box states the seller does not allow a comment or blog to be attached to the listing on Internet sites.
Before opting out of any of the options, you must obtain written authorization from the seller and retain with property files in office.
Switching listings to "No Internet" in the Matrix system

Internet Entire Listing Display
Rule: Internet Entire Listing Display YN is required
A yes/no field that states the seller has allowed the listing to be displayed on Internet sites.
Internet Consumer Comment
Rule: Internet Consumer Comment YN is required.
A yes/no field that states the seller allows a comment or blog to be attached to the listing on Internet sites.
Neighborhood Market Report Seller participant
Rule: NMR Seller Participation YN is required.
Sellers may opt out of Neighborhood Market Reports (NMR). If a brokerage would like to opt out of NMR, they must do so by updating their Office(s) in the Matrix Roster. This selection may only be set to No by the request of the Seller.
Internet Address Display
Rule: Internet Address Display YN is required.
A yes/no field that states the seller has allowed the listing address to be displayed on Internet sites.
Internet Automated Valuation Display
Rule: Internet AVM Display YN is required.
A yes/no field that states the seller allows the listing to be displayed with an AVM (automated valuation model) on Internet sites.
Before selecting "No" on any of the options, you must obtain written authorization from the seller and retain with property files in office.
